Building a Practical Yangon–Mandalay Entry for Modern Construction Systems

Client

A regional manufacturer of prefabricated roofing and framing systems engaged us to assess expansion opportunities in Myanmar. The client wanted to identify viable customer segments, introduce a focused product range, and develop a market-entry model that did not require significant upfront investment.

Issues

Myanmar’s construction market offered demand across residential renovation, commercial buildings, institutional facilities, and reconstruction projects. However, purchasing decisions remained highly price-sensitive, while contractors had limited familiarity with newer building systems. The client also lacked clarity on suitable distributors, installer capabilities, and the level of local technical support required.

Solution

We developed a phased market-entry strategy covering demand assessment, product positioning, channel selection, and partner identification. The strategy focused on construction systems that could provide clear benefits through faster installation, consistent quality, and lower maintenance requirements.

Approach

We interviewed contractors, architects, engineers, building-material distributors, property owners, and institutional buyers in Yangon and Mandalay. Competitor products were assessed across pricing, specifications, availability, distribution reach, and after-sales support. We also evaluated potential distributor-installers and tested different product configurations against local customer needs and purchasing expectations.

Recommendations

We recommended launching a limited portfolio of roofing, framing, and modular components instead of introducing the client’s complete product range. A hybrid model combining selected distributors with trained installers was proposed, supported by technical demonstrations and product training. We advised beginning with a Yangon–Mandalay pilot before expanding inventory and geographic coverage.

Engagement ROI

The engagement reduced the scale and cost of the initial Myanmar launch while providing a clearer path to commercial validation. The client selected three potential channel partners and focused its resources on customer segments with stronger demand. The pilot model also created measurable criteria for future local assembly and wider regional expansion.
